What is included?
Service agreement terms may vary as customizable service packages are always available. However, the most common framework for these services will look like this:
- We will evaluate a prospective investment property to help Client determine the costs of construction and remodeling.
- We will take pictures of the interior and exterior.
- This does not include climbing up on the roof.
- This does not include entering into crawl spaces or going under areas with low clearance or that into areas that may seem unsafe.
- Pictures will include each room from various angles.
- Pictures will be delivered via an online shared cloud folder and will remain accessible for up to 30 days after delivery. Client should take care to download these pictures before they files are deleted from our storage servers.
- Pictures will include a focus on any particular areas of concern or job scope.
- We will take measurements of each room inside the property and an exterior measurement.
- This includes a 3D floor plan with door and window counts.
- This includes a 3D floor plan with door and window counts.
- We will work with our Construction Company affiliate to compose and deliver a job scope document.
- Scope document will define the scope we propose to the client in order to get the property in market ready condition.
- Scope will include spending allowances for certain selection materials required to stay within our proposed budget.
- Our scope document will include any details the Client gives us ahead of time, but otherwise we will assume the scope details to include the most affordable way to make the property market ready in a way that looks newly remodeled.
- We will work with our Construction Company affiliate to compose a materials list and deliver this with the total package.
- Materials list will be a shopping cart for Lowes.com.
- Materials list will include most of the materials required for the project in general, but will not have every single item.
- For the materials not included in the Lowes.com list, we will summarize in a “Misc materials budget” line.
- Example, we may say “anticipate to spend $3000 for misc. materials on top of what is in this materials list”
- We will work with our Construction Company affiliate to compose a formal estimate for the cost of remodeling according to this same job scope.
- The Cost for this service will usually be between $150 – $500 per investment report.
- The exact price will be determined in the service agreement executed before the project begins. Most reports cost about $300
- Cost factors include the size of the job, the location, the projected time to complete the job, and if we can use an entry level helper, or if we need to draw upon experienced trade experts.
- Administrative time includes travel time to the job site, time spent at the job site collecting data, and time spent in the office to compose these reports.
- If the Client is interested in awarding our Construction Company affiliate the work that is evaluated in this service agreement, Client will get a discount to that project estimate equal to the invoice amount of the service charge to evaluate it for investment viability.
- Note that construction estimates expire within 7 days after delivery due to the fluctional of market value and changing conditions.
- Therefore, your estimate may expire before you are able to accept the estimate and move forward with the project. However, the estimate can be updated when you are ready to move forward based on the current market value conditions, and this same service discount will be applied to your new total.
